You don't want the property sitting too long especially given all of the problems that exist which you have no control over (IE location, neighbors, etc).To your success!

IFIRC, in mine, it was near the end of the ccrs, and was the 20 year mark.Also in mine, almost all the ccrs were repeats of city/county regulations, so basically another layer of government and local control.

Further, because permitting for construction of multifam buildings are non-existent in the $750-$1000 per month range, this is a solid category to buy in, here in FL, because overbuilding won't dilute values or rents.... so the economics of each area are huge in determining which markets to invest in.

Title insurers don't rely upon maps like the ones you've included; and the plat would not be particularly helpful.Since you already know of an existing title issue the seller would need to resolve it, you could plan for dealing with it in your offer, or you could ignore it and take title subject to the problem... and yes you could get title insurance.

For example, if i was on the listing side and a tenant rep broker even asked me questions 3, 4, 7 & 8 I would know that I wasnt dealing with someone familiar with the product type and therefore what is considered "market", so i have already gained an advantage.Additionally an office broker might have a pre-existing relationship with the landlord (familiarity) or the listing agent, which makes the transaction smoother.
