I'd argue most of the 'experts' with books and blogs on this site are often sharing or promoting their creative approaches to individual or the sum total of these transactional elements. 

Without the 30 year term, this move becomes much less enticing.

For out of state investors, and new investors especially, there's too much risk involved even if the bargain basement prices seem enticing.

I tried to leave my phone number to discuss local market specifically but a moderator won't let me due to self promotion.   

Talk with the host, see if you can add value and help them promote, then also ask if they know anyone.

Take the time to find the one who is a deal maker - rather than someone who is good at promoting themself.  

I'm not interested in just the sales license because it doesn't qualify me for a promotion to the next level of real estate agent at my work. 

As an internet marketer, I definitely would have done more to promote this product than this company did, considering the amount you must invest.

Any "fair regulations" would only promote host who are hosting and listing their properties the right way and hopefully deter or shut down host and listings who are not.I am definitely planning to attend the April event in Warwick but I'd like to start networking before.
