Does anyone have a damage and repair price list for student renters?

Bottom line:  Make sure you're ok of spending upwards of $100K in renovations (assume the worse.. like water damage) and it's worth it (check the comps) to be sure when all is said and done, you can cash out refi and not be under water.  

On a well it is not just cost but damage to the well and that is a risk for everyone but most of the tenants  there are good about it.

we just had water damage caused from bad stucco on the exterior of the complex and a lack of roof overhang which caused water to run down the wall and penetrate the exterior.  

If they are, they may not just let it go and will want to inflict the same kind of damage on your life that you did to theirs.

I guess it's the emotion part as my family has been the only people in this house and I was afraid of it being trashed, damaged etc. 

That being said, it sounds like the small claim court may not do us any good given the fact there was no deposit we can keep, and recovering back rent + associated damages/fees would be challenging? 

I could imagine that the tenant will move out on his terms, meaning the last month rent is covered by the sec deposit, leaving you with a loss caused by damages plus a loss caused by insufficient time to locate new tenant.

Screen tenants and do background check on them and just require a extra deposit for damages the word discriminate sound like you you as a landlord that not for everyone you don't want people to report you about that just screen them you be fine.it will get you far in this business

Collect the maximum damage and LMR allowable in your state to protect yourself.This couple is extremely high risk and having a co-signer will not prevent the train wreck you will likely face.
