If Tenants are not properly instructed in proper care; if they dump draino in/around the drain; or if the tech does not properly prepare the surface, they will last three years or less, and get ugly much sooner.

Sometimes there is plumbing issues such as the drain pipe.

I purchased a house in a good area (affluent area), but it also drained my capital reserves.

Normally this happens "automatically" when they are mounted in the window, but it's a good thing to check every couple of years, so they don't start dripping inside the house.If the unit ends up dripping somewhere you don't want it to, some units have a place you can connect a drain pipe/hose and move the drip over a few feet.

Early on in our rental business I had to call a plumber to snake a drain. 

All new copper plumbing and ABS drain systems were also installed.

  ( unless your doing what some do and rent and then buy rentals.. )   but not everyone wants to be a landlord or is good at being one.. and many lose money in the landlord game so its a double whammy they are renting throwing money down the drain.. and they choose poorly on what rental they buy and make no money or lose money with those.. two sides of the coin  

I get this model with high priced homes with tons of equity potential.. for me personally to do this in what I suspect is really low value assets seems like a bunch of brain drain..
