Another helpful document would be a tenant screening checklist. 

But, when a seller or buyer can't physically appear on closing day, having a mobile notary bring the documents, get them executed, and then get them back to closing can really save the day.

Be nice, document all in writing, avoid phone calls or if you do talk make sure you record all the conversations- download ACR for your phone- save recordings, always prepare for court...I have some good vendors in Austin.

Tim, no one is going to read through 129 page document before buying a place in hopes of finding the one sentence deal killer.

@Jim Adrian thanks for mentioning the ADA design - the good news is the paved access pathways are pretty good although he'll need to measure for width but everything commercial is on the first floor and pretty wide open.
