I called the county regardless and it appears that given that he did pay for the repair he is not on breach of lease (being that he paying would be the resolution to the breach of breaking my appliance).I also told him he does not seem to be happy in my unit and if he wants out, he can pay a penalty and leave.I just replaced the fridge and all other appliances are in good condition and I am afraid he will destroy them.

Tenants all pay their own utilities now and the upgrades will soon pay for themselves (I was getting destroyed by the oil bills).The value add was also reflected in a recent appraisal.

However maybe this would command a premium, and perhaps the renter would appreciate it and not destroy it, (I've heard/read so many horror stories of bad tenants destroying properties)as well as pay their rent on time and stay for a long time to come.

If you do not use vinyl safe paint and put a darker color on it, when the sun heats the paint up, it will shrink the paint and then permanently warp all of your siding thus destroying it....very bad.

@Lewis Christman, tenants that destroy houses, fail to parent their children and ignore the terms of a lease are not worried about their credit or getting their deposit back, IMHO.
