There are so many variables in MH/RV parks that can wildly effect valuation, it is critical that you not only understand them, but you take a conservative approach to expectations of the upside as well.

Finding trustworthy property managers and vendors is critical.  

Especially when you are first starting out, your ability to visit the park in person will be critical.  

If you are doing a value add, make sure that your manager can handle a value add like the one you are doing.The other critical thing with managers is to be sure they know your expectations.

Property manager- This was critical in my first purchase because I didn't visit the property.

Your and their continued education by experienced teachers is critical.
