(make sure your contract specifies that you get deposits and pro-rated rent when you purchase)Only thing you can consider requesting is that the tenants be put onto a new month to month lease. the benefit to this, is oral leases can only convey rent amount. this lease is created by accepting rent from the tenant every month. every other stipulation defaults to state law. this means tenant can show up tomorrow with 3 pets and you cannot do anything about it (except provide notice of lease termination) whatever you do keep the current tenants on month to month.

What usually happens is the people who book the larger units (usually 2-4 people) tend to sleep in a different bed every night, which creates more cleaning cost (about 2-3x the amount of time to turnover larger unit).

This was the previous thread i created; https://www.biggerpockets.com/forums/12/topics/594...I am not employed currently and am still in school but have roughly a 50k bankroll and i can make 5k a month on avg and my credit score is okay so far (recently got credit card a few months ago), i have stats/graphs/records documented from poker earnings and am currently trying to fill out my w-2 filling tax returns to show proof that i have document-able income and all i would need is 2 years worth of w-2s?

I found a company that has construction, management and brokerage under 1 roof and operates in Indy, Charlotte and Kansas City..These markets have population >1 Million with consistent growth; Good jobs and low unemployment, inexpensive houses in working class neighborhoods that create returns of at least the 1% rule and are cities with excellent credit ratings allowing them to invest back into the city.My first purchases 5 years ago included visiting the company and interviewing the employees for the systems they use, inspecting the houses and then reviewing the monthly reports once the purchases were made.
