In fact, many invest in a group of stocks tracked and known as the "Dividend Aristocrats", which are companies that have raised their dividend every single year for at least 25 years straight ... on top of that they track the "payout ratio" which computes the percentage of earnings that are paid out as dividends, to ensure that is stable, has some margin, and the company for example is not having to take on extra debt just to cover its dividend to investors.

Not only should the rent from the main house cover the majority if not all of the rent, so you could live for free, but then when you move you can rent out the guesthouse that you were staying in also and have a Cash flowing duplex.

Basically this makes the insurance useless even though they claim to cover up to $8,000 in repairs of a damaged sewer line.

That's usually based around the theory that this way you can screen the tenants, gets rents to where they make sense for your deal, etc...We're closing on a triplex and everyone is on month to month leases.
