The only problem for me at the moment is since I am new to real estate and am not skilled in construction I have a tendency to underestimate costs on repairs and rehabs when I am running my numbers.

Hello BP community,  I'm based in Chicago, Cook country I have deal that is not on MLS owner have clear title and apartment is paid off, I check owner properties tax was not paid for 2015.

It's up to me at this point to find a deal I can work up the numbers on and show it to folks who may want to invest in it.So, yeah - I'll be "the lone dissenter" here and suggest to take on freelance / contract work as it comes, but focus on building your REI knowledge, your network and your experience.... and don't worry about paying other people to work for you.
