Franchise agreements need to be studied carefully - often times they dictate when you renovate and how much you spend. 

After you get the issues with the roof, the floor joists, the shower, the toilet, the flooring, the electrical and the mold taken care of, what's the delta between what you paid, what you spent and what it's worth? 

Also the windows are old but how much does a tenant really care about the outside and windows?

In a SFR, you have to make a careful call.In a situation like an apartment it is a bit easier because you are dealing with a larger number of units.

NY state law will tell you how far in advance you have to provide written notice of an increase in rent....usually 60 days in many states, some are 30 days....then the debate will be do you do it all in one big jump or small increments as not to shock the current tenants enough to leave...... that's a debate on here in many posts

Address doesn't get changed or forwarded or enough time passes the PO will not forward anymore....so no one gets the notices, and it goes to foreclosure.The % is probably really c/o or should be, but they don't have a key for that so use % and that means "in care of" .Let's say dad moves in with the kids, the bill gets addressed to dad c/o Dwayne Wade at the new address.
