You could even make a hundred bucks or so by selling on craigslist but if you put it on there for free I bet you could have it gone by the weekend without lifting a finger.

I sold hundreds of bank owned REO's and every one of them had the right of inspection.  

Then you will decide what fixtures, appliances, cabinets, etc. you will use and put together a bill of materials.

I have rehabbed hundreds of homes and trust me some were very close in numbers because at the end of the day "sh--" happens, right?

(A real estate individual in my area sits on a few hundred million dollars, he can afford to pay cash for all properties, and he gets great deals because of it) If you're like us normal people (net worth not in the multi millions, yet;) you want to leverage your money.

I’ve made some upgrades to my unit: new AC, hurricane shutters, bamboo flooring, as examples over the years, but haven’t upgraded the cabinets, countertops, or tile in the kitchen or bathrooms.

What my point is, is that it depends on your current market, it is just a screening rule for a lot of investor so they can look at hundreds of properties and toss the ones with terrible returns straight in the trash can and not waste time with them.Your market has different expenses than the USA and it has different expenses from mine (Canada).

I am positive there are hundreds of properties around Boston that have asbestos siding, even my families older house in New Jersey had asbestos siding. 

There are minimum fees for one of your own transactions that are just a few hundred dollars if I recall correctly.If any of you budding wholesalers find a deal, I'm looking for my next BRRRR.
