Don’t buy unnecessary things, use it for gas, and small things.

Insurance has been crazy in Tampa and im curious to know if anyone that does buy and holds has any good insurance companies they can recommend that aren't charging outrageous rates.

I would say if you plan on buying in the Smokies, make sure you have a few of some sort.

I don't want to buy a house that need major roof work.   

I’d like to buy vacant lots, tear-downs or single family properties with enough lot to print ADUs and do a mixture of rent, sell and owner finance the end product depending on the situation.

I primarily invest in multi-family rentals (buy and hold) and am constantly looking for new opportunities.
