@Dave Foster is a very knowledgable intermediary who is active on this forum and can probably help you out with some details if that approach is of interest to you.  

A friend and a battle buddy of mine (still on the island) is a realtor and actively invests in the Oahu market. 

There doesnt seem to be much activity on this site about Waynesboro. 

Quite frankly, it's possibly a good time to buy.I would only get worried about the market if we see a significant change in multiple data points, including days on market, list price to sold price ratio, number of new pending sales, number of new active sales, etc.  

Let alone my youngest is coming along and will have extracurricular activities as well.

I've been active on Biggerpockets and some other platforms sticking up for wholesalers for quite some time now and have been bombarded with questions and people wanting to have the entire process explained--which is great!

There's a lot of people that are still active, like living in a nice home, but don't want the maintenance, or solitude of living alone 

Like @Ryan Murdock mentioned, your best bet is to keep them paying you anything at all.
