I have 2 homes in a VA loan and am looking to sell my first home into a LLC that I establish to essentially do a cash out refi.

Without being too graphic, there were almost two weeks during my bathroom renovation when I had literally no bathroom.

I need financing that can purchase the entire thing on essentially a bridge loan while I BRRRR them out.

Purchase price: $122,000 Cash invested: $7,000 Sale price: $196,500 Reno'd both bathrooms, all interior floor tile, carpet in bedrooms, reno'd kitchen and exterior paint.

If I were to turn one of the rooms into a fully done bathroom and make my house a 4 bed 2 bath, Would it be worth more?

I offer a nice place which is safe and secure with new kitchen bathroom and flooring.

Essentially it allows someone who might have 20k for rehab to take on a larger project than they would have been able to out of pocket.  

Covid hit so my job went to 2 days a week so I couldnt justify hiring someone to do the total rehab so I did everything but the granite and tile bathrooms myself from the drywall to finished product!
