Thanks Odie, But I'm still very glad for the experience because I learned a lot from it and will not repeat the same mistakes on the many more flips to come in the future.

After my repeated nagging, and teaching him what opportunity costs are when he cant take profits into the stock market or real estate, hes now ready to do the right thing.

Title companies would (or should) raise written agreements affecting the property - including ones such as this - on the policy.

I don't think there was any damage caused to the property because they seemed compliant but again I do plan to speak with the other tenant to see if it will affect their residency in the home.

However, I don't think the slowdown will significantly affect the housing market, for sale  or rent.

So my investments are not affected at this time. 

It's in what they do with what they learn, and if they buy training of some kind that is codified and repeatable, they will often get there faster.

Maybe negatively affecting the property value because of the type of loan it now would qualify for?

To repeat- they're only capable of catching defects that are observable without overcoming significant obstacles.
