When I had a death in a unit, if you discover it, get out and call the police and an ambulance.

Allegheny County, which is where Pittsburgh is, has 127  different police departments I believe.

In Tempe's single family districts, the maximum number of unrelated people that can live together is three (3), regardless of the size of the home or number of bedrooms in the home.Now, it's not like there are people out there regularly policing this (that I know of), but in the off-chance you or your buddy gets caught, there goes your rental.So either go for three bedrooms and make the numbers work or a 2-4 unit property.

Hire an off-duty police officer to sit in your driveway 24/7 for a week. 

And, as one of the other poster's mentioned, if you are really concerned, ask the police to check the place, or go in with a couple big friends.
