I am not sure this property is a worthy investment (my last RE purchases were in Dec 2021 - I purchased $4m that month and have already made over $1m from those purchases), but I do know you cannot convince me that buying the cash flow is a smart decision. 

Hi @Jessica FrancoGreat to hear of your interest in property back home.From my experience (we own a company called KOURO here in South Africa) it really really depends on the strategy you hoping to focus on, the area, purchase price and what value you can add to that property - as discussed everywhere on BPWe do flips, multi-lets and now recently starting Developments.Our returns are really good and we give great returns to our hard money lenders of between 15-20%.We are quite happy and believe that the property market here, if bought right, will last through any down times.

After peaking in the second quarter of 2022 at $316 billion, trailing 12-month transaction volume finished the year close to 70% off the recent highs.As interest rate volatility whipsawed the capital markets last year, a noticeable shift in buying patterns saw investors move up the quality spectrum.

My priorities have shifted the last few years, and I have decided to get into the real estate market as I see as the greatest way to achieve ones goals in so many different ways. 

A lot of out-of-state investors from the east and west coast are investing here due to the crazy growth over the last 3-5 years.

After diving into LTR in SFHs for the last few years, we are interested in purchasing a home (preferably lakefront or lakeview) with dock access on Table Rock Lake. 

Then started renting it out last year 2023 November for $4700/month (renter pays all utilities) due to life situation change (moving in with my bf).

I feel this is my last shot as i am writing it out it makes no sense unless I add one jdu and one adu.

The last few months I've been using an in-house guy that I hired to pull lists and skip trace for me and its been a gamechanger.

I have spent the last 25 years as a Mechanical Engineer and have recovered financially.
