hiya,let me introduce myself. i am a 21 year old enthusiastic investor from toronto, ontario. i have been involved in the purchase of three properties this year ranging from multiplexes to houses with acreage. this limited experience of actually getting proactive and getting started has taught me way more than any book has ever taught me. a tip to other beginners. i have also had some background knowledge in the real estate industry with my parents starting out a real estate rental business 10 years ago. however their knowledge is quite elementary and i have a lot to learn. fortunately i have found this site. and while browsing for the past couple days i have found that there are many invaluable resources and brilliant minds aboard.ps. slthough i have found the canadian content lacking i am confident that with our similar laws the ideas are all valid.looking forward to meeting you,joe

I personally don't have any leads to be able to pass on to you - but we do work with Barbara Zaccagnini, a Greenwich Realtor, quite often who does have a lot of connections and leads if you want to talk with her.

i have a few questions about wholesaling, i can't seem to find much information online that really helps me, at least for free...from my understanding, when you wholesale a property, you are finding a property (usually a fixxer upper) that is well below market price, that probably needs some repairs. after adding estimated repair cost to the purchase price you are left with a large amounty of equity, making it a good buy.now here's the part i don't quite understand... i am supposed to get this property under contract myself, then assign it to an investor looking to fix it up... so what happens if i can't find a buyer???

I don't live in IL but I just had an appraisal done of the house and it's lot so the refi applied only to that one, then quit claimed the other lot to myself.A 30 minute visit to an attorney may be worth the fee.

.:)Read everything you can on these forums (you'll find a quite a bit of information online for free).Join a local real estate club and network..ask tons of questions and get out there.As far as courses go - I personally like Ron Legrand's "Wholesale/Retail" course.
