The city has many sources of potential tenants, two military bases, four colleges, one of the biggest medical universities in the Southeast and many manufacturing companies like Boeing and Volvo.

I have 4 friends and we want to pool our resources together and purchase rental properties in the city we all went to college together in (focused on student housing).

This property is a 6 unit (1 - 3bd, 2ba; 4 - 1bd, 1ba; 1 studio) and is adjacent to a local college campus.

Is it worth thinking about or do we all stick to nothing but Brady and Farwell /east side, renting around the college, River West, bay view, brewers Hill, Walkers point, and follow the herd?

I am a few years younger than you, have 2 school-age children one of whom is approaching college age, and am not retired YET but am nearing that point myself.  

It's a lot of cheap, out of college Pakistan professionals.My suggestion is this; no one knows your market like you.  

But due to the entrepreneurial nature of my post college life I have a work history that the banks scoff at.

The first one that came up is Discover loans- I have had a card with them since college maybe that could be a start

At 20 I would just say she is learning (I deal a lot with college students) so become the fair and approachable  landlord.

I'm 21 years old, and I know my college housing area really well.
