Properties in Berwyn are selling for 10-20% more than they were last year, and all distressed properties have multiple offers.

Demand is always in the rent.My model is selling multiple properties that are vacant whether renovated or need renovation so investors buy for the correct usage of the property but are able to add value when occupied/stabilized. 

Multiple units will always give you a better return than SFH.Also, you can buy a multi-unit out of state for less than 20%.

I agree Morongo area is worth looking at, especially if you are willing to consider a home that serves multiple military personnel, or a vacation rental. 

It would allow your to purchase multiple properties with a minimum of $100K value (no max) for the package.  

In my opinion, use the profit as a downpayment to buy multiple properties that cash flow properly in predominantly rental areas.

It could also turn into a flip if needed (multiple exit strategies possible).  

Someone suffering from anxiety cannot have multiple animals to help alleviate their anxiety.
