Countertops on all units, they are cheap, just don't buy from home depot, each slab is around 150-300 and 3 slabs are to be used on a kitchen, I pay around 200-300/slab on installation on that.

Just bought a 40-unit garden style apartment complex. 

I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

i find the home depot advice funny, for what it's worth.

Our taxes are going up and so is insurance.They pay for ALL utilities a gardener, and even their alarm system.

The place has a lot of dated 1980s-late '90's decor color choices, but it's still adorable with a great garden, so my excellent tenants were thrilled to get it.To be clear, that market is not this market.

I also have a love for gardening so I tend to landscape my apts and will not farm that part of my business to anyone unless I live to far away from that apt building.

Edward - I don't have any recommendations for your area, but here's some suggestions on how to find some potential painters: 1) Search on thumbtack website in your area for service people looking for work (www.thumbtack.com)2) Go to your local REIA organization/meeting and ask for referrals from members/attendees.3) Go to a local Sherwin Williams and pick up business cards and/or ask the person at the front desk who is a local painter.4) Do #3 above at Home Depot or Lowes5) Ask other contractors (HVAC, drywall, electricians) that you  know if they have a good referral for a painter.

how much should it cost to rip out a steel tub, plastic wall surround, and replace it with those plastic, 3/4 piece, acrylic tub and surround I see at Home Depot for about $300?
