I am considering putting my personal residence condo up for sale and am curious how the recent agent commission change in process impacts sellers in for sale by owners.  

I also am close to having the building for 300,000 with seller taking financing for 30% 90,000 for 5 years with no payments or interest.

There will end up being 4600 sq ft of floor space for all buildings combined.

When the sellers left, they left the dehumidifiers on and we are now removing over 2-4 gallons of water DAILY with them and it would be more if they didn't fill up then shut off.

I got close to making a buy, but it ended up not making sense after doing more research.

I recommend you check your numbers: If current NOI is $37K and they're asking $500K cash, your cash-on-cash return at time of closing can't be more than 7.4%, and that's assuming an all-cash purchase, ZERO CapEx, ZERO renovations and ZERO closing costs.

They've mentioned they have asthma and allergies and that's why they're upset about have to live in a place that's being repaired, so I've offered to both hold off on the repairs and reduce rent to make up for the condition of the property, I've offered to have a contractor just rough in the drywall so that the studs aren't visible and to encapsulate everything, even though everything in the cavity was removed during the remediation, but they now aren't responding to my texts whatsoever.
