Some such as tile, tree removal, and plumbing will be contracted.The new bank I am working with is a community bank and they explained the interest only loan as a "construction like loan" if after 6 months, I wont be able to use the FHA loan I will shop around for better rates.I have been here for 10 years I am  more than "eligible" for orders.

I have had American Homeshield the past year (my first year as a landlord) and have been fairly satisfied with them except I think they are a little expensive ($41 per month and a $125 copay each time they send someone out).
