During an initial walkthrough, the occupants were available and expressed interest in renewing the lease.

We look at it this way, we could be the average American Family struggling to pay our mortgage but instead we have a great starting investment and we only pay $158/month.

I favor the cheaper Cadet 3, but I agree the American Standard line has enormous performance for the buck.

It is a great city and has a unique place in American culture (of course, the same could have been said of Detroit). 

BTW, you can go to the American Appraisal Institute web site and search there for the legal definition of market value as it pertains to real property sales and valuations. :)  Sorry it's so long.  

I was pointed to Bigger Pockets by my real estate agent, after expressing interest in learning more about real estate investing.I just finished BP Podcast Show 91: Getting Started as a Real Estate Wholesaler with Ben Grise and was amazed at how similar my situation is to Ben's.

I have to assume as more and more people wise up to the inconvenience and ho-hum that is the American Suburb, these areas will continue to increase in value.
