While I certainly believe the pro's who have done this before, I have heard from the bank interested in sponsoring the loan that I can use an expense ratio of only 35% in my operating data for the first few years.My question is, how can there be such a large delta between what the pro's are saying versus what the bank is saying?

@Sal Montefiori - It has been my experience when qualifying for loans that DTI calculation is not solely a matter of the total amount of the debt(s), but instead the total of the minimum monthly payment of each versus your monthly income.

Both plans would have mortgage insurance for the length of that year (as I would need 20% equity before removing it on the conventional) and with FHA, I would have more cash remaining to spend on rehab costs versus 5% down.I had my lender run both scenarios and the FHA scenario is cheaper by about $150.00 a month as well.

Not always but I generally see that reviewing lots of properties.If you have a long term tenant upstairs that pays on time versus an unknown going in on the first floor it might not be worth it.
