(Well not really because I had to text and call Nick to see what to say) But none the less I just went for it and did everything Nick did in the call earlier, and go figure everything went real well and the people were very happy to have me trying to help them, and more importantly (for my confidence at least) had no clue I've NEVER done what I just did with them before.

Jay, let's not let the cat out of the bag, we have newbies here who have been sucked in by the RE gurus wanting the best in life out of RE, you know, like wholesaling and lease options, that stuff, you start talking about real estate, getting into what grows on it and what comes out of it and how to transfer rights.......well, you'll just be messing up their little heads and confusing these kids. 75% don't have a clue, cause they want to chase the guru fast money.

First of all, let me say I am not picking on, or pointing out anyone here, just pointing out some observations.How can a wholesaler from Georgia (or wherever) who has never seen a house in TX or CA, or know those markets, possibly have a clue what the house is worth or how much it will cost to get it to some ARV?

For purposes of an investor doing there due diligence and also for situation where a seller has no clue what they owe, interest rate, monthly payment amount etc.Since mortgage notes recorded in the public records does not show interest rate only length of mortgage and its principle, what interest rates do you assume a seller would have and how can I learn how to assume this properly?
