This is what I advise all my friends to do to list their rental property if they don't want to spend the money on listing with a real estate agent- Go to Lowe's and in the isle with the typical red and white "For Rent" signs, you will find a blue/green sign by Registersigns.com for about $15... you can then go on their website and upload photos and a property description - the website links your "listing" to the majority of the online real estate sources automatically - this is the most widespread marketing net you will get without listing it on the Multiple Listing Service (MLS) - If you aren't getting any activity...

Since I'm from Brooklyn,NY it has been mostly photos and videos of the distressed properties.

When we arrived to look at the home the front door was unlocked and the occupants had left.

I'm working on getting an acceptable photo for my profile. 

I believe the math works out like this: The sale generates recapture income of $30,000 and unlocks passive losses of $10,000 resulting in net taxable ordinary income of $20,000.

I take screen shots from my phone and have a separate photo album for them.

If there are no inside photos I will wait until I walked in.

Plus I was so upset it completely slipped my mind to take photos.
