I am open to managing the group home myself or renting it to someone with a group home business.Any info on where to get started would be appreciated.

But, if I was listing my own flip, I would offer buyer agent 100% of the time.

@johnmason, I have completed a BRRRR over Covid but that was in a different market since then I moved into a more expensive market due to my full time job so finding a deal has been a bit more difficulty

Being non-TRID removes all the unnecessary, redundant paperwork and time restrictions. 

the market is unforgiving right now and successful investors are going to be those who are willing to be patient and put time in.  

@Galvin Mendoza we manage a lot of larger buildings now that have a mixture of galvanized and copper pipes.

I know some investors would give less time, but I have found it easier to work with tenants when you are fair.

I did not call the insurance adjustor yet because I wanted to fix the roof asap because its been raining every day3) Since they switched the insurances on me after the hurricane, I will be asking the insurance that held the coverage during the hurricane to replace the roof (if I go that route), is there a time frame where the insurance company will refuse to cover and say that they wont cover because it was too long ago?
