If you're just starting out, I recommend getting comfortable speaking with sellers over the phone.

I prefer a PM that charges a flat fee, but many seem to charge a percentage of the rent.In addition to how much, I'd ask the PM how long it takes them to find a tenant and when they start advertising. 

As people started chasing yield, these prices rose too high in comparison to better vintage assets.It comes down to price, and your pro forma reflecting lower rents for these units.

I do know that I eventually want to start my own company and bring in like-minded people that have the same love for it as I do.

Thats when things started feeling scam-ish... 

The first couple of pages of Google actually turn up some decent advice that can get you started.

I agree all deals are slightly different and that makes a standardized system harder to implement but I started a living document to guide us through the wholesale process.

I started with LTR and moved to STRs and now considering apartment complexes.
