There is also a reference to Huntington in one of the BP threads about 8 months back whereby the buyer felt bait-and-switched when it came to close on the property.I don't want to jump ship from a smooth process with GR but I'm not sure how to verify the authenticity of the offer and my good-standing to qualify.Help would be appreciated!

The need to check in on it and make sure things are going smoothly is a good practice anyways, and if you bring your family to do so then that will put you in a great spot.Just make sure the lender that you work with is familiar with STR underwriting, and if you haven't already, I recommend starting up an LLC, or some kind of entity, to help channel everything.

There are other methods like bandit signs, yellow cards, craigslist, etc. you just have to pick a method that works for you.It will really help if all your ducks are in a row BEFORE finding the deal -- like your investors, contractor, real estate agent, etc. because it will help the process go much more smoothly if you don't have too run around looking for these people once you have a deal.This forum will help you a lot but nothing will do the work for you, so you have to go out there and get your hands dirty.
