Hello everyone,When getting into a home that has fire and water damage, what have been your issues when it came to:Evaluating the damage (for example, smoke burnt out some of the ceiling but don't know if floor joints for the upper floor are damaged without ripping down the drywall)Types of costs and fixes for fire damages (inspections, certificates from structural engineers, electricians etc)Resale Issues (buyer's offers may or may not being lower, disclosures)Look forward to hearing your experiences and what outcomes came out in your investing in these type of rehab and resale jobs.

And for the most part, I've followed his request.Here's the verbiage in my lease:"ACCESS TO PREMISES:The Owner reserves the right to enter the residence at reasonable times to inspect, make necessaryrepairs, supply services, or show it to prospective residents, purchasers, workmen, or contractors.Whenever practicable, a two-day notice of the Owner’s intent to enter shall be given to the Resident."

None of the items you mentioned are emergencies but should be fixed within a day or so.An emergency would be something is on fire, a water leak that can't be contained with a bucket, a gas leak, or an electrical issue causing sparks or smoke that may result in a fire.
