I managed City properties for years and watched them get wrecked by tenants...Was more interested in a nice "starter home" in highly rated Dallastown schools as I knew that I could find tenants willing to pay a higher rent.

Figure out what are your criterias - 3b/2b with 2 car garage, near good school district, new construction or turnkey property, cash on cash return, buying for cashflow or appreciation...2.

I did real estate school online at night after my normal job, and eventually got my license 3 months later.

BTW, from my experience, if you can get a mortgage, and use the $55k as a down-payment on a nice middle-class community w/ good schools house, newer, nicer, attracts stronger tenants, over 10+ years of holding you will be much better off. 

One is that the education in Berry Hills schools seems to be very good.

It's priced 30 grand under any other property for sale in the neighborhood. it's three bedroom two bath across the street from an elementary school that was just renovated in the States second best school district.

I’m going for electrician, but I’m obviously not cut out for it and don’t want to waste my money or time since I pay for my own schooling and have little time for real estateIf I were to drop out I would have time to find a mentor, read, attend seminars, attend open houses, analyze more properties etc... my goal is to retire by 30 and I would be going to community college for another 3-6 years at the rate I’m going now.
