Your contract is part of settlement and your title policy and settlement functions are based in that contract.

Keep responses simple, such as "The entry is clean and functional, we will not be making any changes at this time."

If you know basic Wordpress to put together a functional website and know how to implement plugins, you can have a site on par wit or better than an agency.

My bet is that there will have to be some auditing of investors to show the ability to invest, I don't think they would make any ruling that includes that threshold without an audit function to verify meeting the requirement......otherwise, why make the requirement?

If I am going to make 12% in this loan and the next and if prepayment (reduction of time of investment) does not increase the return, such as a par investment, then reinvestment goals are simply a function of waiting for the returns to amount to what is needed for a second investment.  

There is a very robust non MLS market in Houston and I can assure you based on the (2) properties you have purchased there are many deals to be had that offer better returns that 1.3%!

I have not done any "flips" -- I just haven't found the right opportunity (a function of my learning curve and funding challenges). 

They function together as an eight-plex, shared parking lot, shared coin-op laundry, shared dumpster.

If this was not done, In your state you use a title company, here we use a closing attorney but they both serve the same function.
