The country not being in a responsible fiscal position is good incentive to reassess your own financial and portfolio health and a strong reminder that we likely shouldn't rely on anyone or any expectations for our own financial independence and sovereignty. 

My in-laws remind me of this all the time! 

It's such a good reminder that real estate is for the long term! 

I responded reminding her that she is only partially through a 2 year lease and that I'd be willing to work with her to break the lease IF she paid August rent (which was late again) and allowed me to schedule viewings for new prospective tenants while she still lived there.

Remind them of the process and there are no exceptions.

I don't know how much time is left until she is suppose to move, but I would send monthly reminders that the lease will be terminated on X date and that you want to arrange a timeline for the final inspection and hand over. 

I now have reminders in my calendar to a. send out 7 day notices  on the 6th each month (I was doing that anyways) and b. go to court on the 14th (the court requires I wait 8 days from mailing)  No more exceptions.The other thing I need to consider is charging the max for a deposit.  

I personally, now remind you I am only 18.

Aloha,Whenever a tenant gives notice of vacating, I always give them an email reminder that the Post Office requires a minimum of 10 days advance notice of their forwarding address.
