Lots of the properties being sold aren't panic selling but a rational calculation to say " ok this is a pain and inventory is low, interest rates are low...why shouldn't I sell?".

@Leonel Lerena the seasoning requirements are a pain for sure when you're trying to get out of a high interest rate hard money loan, and for the most part, 6 months is the shortest amount of time you'll find.

Thanks for the explanation, @Brian Burke - that was exactly what I was looking for.Indeed, my example was unrealistic in several aspects but I did so to try and reduce the number of variables in play and to ensure that my primary question wasn't hidden in the noise.Your explanation of the psychology behind the difference makes a lot of sense.
