I invest my money and my clients' money in short term high yield mortgage notes and both income producing commercial properties yielding 12 cap with appreciation potential or land purchased at 25% of previous sale value.I basically am doing the same thing as I have been doing the last 10 years except that my criteria has become a lot stricter.The rare buy that results in a quick large resale profit remain an elusive animal for me.

Cap rate below 10% for sure...I will suggest that if you plan on borrowing $20k + rehab or more from your parents/family and pay cash, depending on where you are looking, you can find better income producing rental properties.I will comment on the $2k EMD.
