As stated in the post, I am definitely leaning very heavily to investing in another house hack and building up the equity further for future plans. 

If you are looking for a more modern look, (as others have said) Hardy board is always nice.

I also agree with the other post on comparing actual MLS sales that have ADUs close to your area vs the cost of the addition.

Aloha Rolan, I agree with everyone who has posted so far.

It costs thousands of dollars per month to detect fraud in a post covid era where tenants are desperate.
