I have been having great deals for investments especially for a "buy & hold" BUT my challenge is, since my credit can only sustain me for a property at a time, should I buy my personal residential home first as a family of two kids or start with an investment property for a rental while I may refinance it later to be able to have some equity enough for my personal home.Shouldn't my credit scores hamper me in getting a personal residential property since the mortgage is still on going of this first loan?

I ran similar numbers to @Kevin Siedlecki and his seems spot on.I think putting a little sweat equity and finding a way to fund those renovations will allow you to get top dollar for it.
