I am going to admit that I am usually 100% against investing in single-family homes, but I've been looking for multi-units for several years and the numbers for single family homes is places like Ohio are starting to look better, but I am not sure, yet.

Hello,We are purchasing an off market deal in Ohio, we are in CA, that was found through a wholesaler.

We have a little over 17k and we would like to use it as a down payment to invest in smaller markets , like Ohio, Little Rock , or Indiana.

I own some properties (mostly duplexes) in Cleveland, OH and have been looking for a new property manager.

1/3 of the GCs I talked to said something similar to this "oh its my partner, who actually has a different company, that the registration is threw." 

In Ohio, you need to first make a legitimate contact to the tenant and provide them a reasonable opportunity to reclaim their belongings.

I can't speak specific to Ohio, but in NJ, tax liens, regardless of when filed always take first position lien.
