You are paying for someone else's expertise.

Your numbers so far sound really good, but again, are you meeting you OWN goals and your OWN business model for your purchases?

Not my area of expertise, but my thinking is that you can go ahead and put it under contract and once it clears probate, you can close.

Do lenders actually model out the cash flow of a rental property or a flip? 

Obviously loan originators range in their ability and expertise but the good loan originators and especially, the good companies, didn't grow by making 1% on loans.

I would love to offer some  assistance in the scheduling/coordination of your projects in exchange for your some of your time and expertise as I step into finding and eventually closing my first deal.

Additionally, if anyone is able to share any kind of Standard Operating Procedures that may model something like this, that would be greatly appreciated!

A twinge of that will exist in every deal regardless of your level of expertise.
