We've given her everything she needs, multiple times, but she claimed she didn't have an email (she's 45 and has an active facebook page), then she claimed she didn't have a computer (free at the local library) and that she couldn't figure out the forms (several organizations are specifically set up to help her and we've offered to help her in the office).

The people claiming that the police won't come out are people who have no idea what they are talking about and with all due respect, have never lived in that area. 

(Lonell, you did mention there was not a 'living will' -probably you meant a will for her property, -a living willing controls what medical procedures she wants in the event she is alive but unable to direct her own healthcare)   If there is no will then your Great Aunt died 'intestate', or without a will.

Doing so right before a 1031 has always opened the door to a claim that you took title primarily for resale and not to hold for productive use. 

That means even if you sold the house today, there is a period of time that the government can claim that money towards expenses.

Well you probably right but I’m going to claim it on my taxes anyway. 

Don't trust someone that claims to be a jack of all trades because they'll be a master of none.
