We've given her everything she needs, multiple times, but she claimed she didn't have an email (she's 45 and has an active facebook page), then she claimed she didn't have a computer (free at the local library) and that she couldn't figure out the forms (several organizations are specifically set up to help her and we've offered to help her in the office).

(Lonell, you did mention there was not a 'living will' -probably you meant a will for her property, -a living willing controls what medical procedures she wants in the event she is alive but unable to direct her own healthcare)   If there is no will then your Great Aunt died 'intestate', or without a will.

Doing so right before a 1031 has always opened the door to a claim that you took title primarily for resale and not to hold for productive use.
