The potential deals I have are distressed property leads provided by an REA.

He leads an extensive discussion about the "entity" and the "institution" against him (which is the bank).

Homes all around us began dropping prices, but it didn't lead to more interest, so we held strong at a higher price waiting to see what happened. 

The friends I have that are succesful in this area are actively pursuing leads through auctions, friends, etc...
