Hello:I am new to this website and also to real estate investing.Are you aware of any software or tools that can scan/identify properties selling at a discount to the market value or that has the potential to generate positive cash flow in the long term?

The reality is that in the last 5 years she has wracked up $20K in landlord judgments by slightly changing the spelling of her first name so even professional property managers who rely only on automated screenings did not identify her as a thief (that's what professional tenants are) before leasing to her.

Specifically in regards to physical aspects of the home to look for, I would include the big ticket items that can easily be identified such as: roof, HVAC, windows, siding, foundation (obvious dysfunction), signs of water damage/pests when able etc.

Figure out how to analyze a deal first, Identify a target market/demographic, Develop a lead generation system, cold call, set up contractor appointment, underwrite, negotiate, contract, market and you should be good to go!!!!!

I don't know that I am the best person to answer the question because the bread and butter of what we do is to identify neighborhoods before the masses and buy mis-priced properties.We often live in the house and we usually look for value add, places we can update, fix etc.Also for us to buy a property, we want multiple exits.

There should be no need for a surveyor if you can accurately identify the point of beginning from the description.If people would post the actual description/words/data in questions like this, the group could be so much more helpful.

Home inspection - Document attachment to home inspection [ at this stage i have left out identifiable information in the documents, please if i missed something bring it to my attention]Home inspection was completed with a cost of 500$ (home inspection lasted approx 2.5 hours, wind mitigation and 4 point inspection and termite inspection) and from the looks of it the biggest find was evidence of termite.
