An appraiser should know the value of LVP over carpet, but make sure you do select a quality LVP and not just the cheapest one available.

All the cohousing developments I've come across have a high degree of pride of ownership and community.

I understand the value of investing in fewer, higher-quality properties to minimize risks and maximize returns. 

There are great values and there are some very high prices. 

There is negative cash flow… my thoughts are that either:- Rent estimate is way off- Property value is too high- Other?

I'm a little nervous too because the asking price is a little high for the amount of repairs that are needed, but I'm trying not to scare the owner with a low ball offer because I'm focused on getting him to finance the deal so I can get a low interest rate or no interest at all.
