Now if you have a family, that obviously becomes tough, if not impossible - but if you can do it, rooms can fetch you quite a healthy amount of income that otherwise wouldn't have existed.I'm always a fan of buying owner-occupied, living there for some time, then renting it out.

Last I checked San Diego was around 2 months supply of inventory, so a heavy sellers market. 4-6 months is supposed to be a fairly healthy market.
