I have heard of a lot of people that have experienced great success by setting up STRs near schools with football programs.

I've heard that investorfuse.com is a good program to use.

I have 14 years and then I can retire with a government pension.

I'm not a lawyer so definitely double check me but this type of stuff is what forces the government to put in new regulations to protect people. 

You have to refinance out of the VA, which means you will need 20% equity unless you qualify for another low down payment program.

This is not a thread to debate the government shutdown (political discussion is against the forum rules), but rather just a warning to people that I just ran into an issue.  10% of our workforce is government employees, and roughly 1% of the entire countries work force, so this is something to be aware of. 

You should look for a 4 plex because you can get the most bang for your buck doing that and you can do that by only putting 5% down OR using a Hard Money Lender that does a rental program for only 3 points down. 

I want to get an fha loan so I am able getting a duplex along with a downpayment assistance program that gives first time home owners with ( I believe ) a credit score of 640 they will give you 3.5% as a downpayment. 

Financing - this I know isn't really in your control, but cash usually wins and from there it would go conventional, government.
