Thank you in advance  Hi Kelcee,I like green pressboard classification folders.You can get them with different amounts of tabs.Then label the tabs however it works best for you, and however you keep records.Such as if the property is in a high wind area with frequent shingle damage, you could have a tab just for roof repair receipts, or if not just have a tab for all repairs.The tab names you choose should be chosen to make your life easier vs. just throwing everything into a shoebox, and having to sort through everything later to find what you need.Good Luck!

How frequently you are getting property inspections done?

I do this frequently, it's a great tool for my out of state buyers - BUT only with buyers that have a signed buyers brokerage agreement and I've talked to their loan officer (or seen a bank statement).

Then you have the opposite where people have had a nightmare investing there (this is generally out of state investors, especially ones who are new or don't intimately know the area) - these stories are somewhat frequent.

I have had my best luck with tenants placing small ads, flyers, or business cards in the locations where my tenants might frequently visit, such as local stores, laundromats, etc.

I've had a couple of minor things come up where I needed a local person to help out since I'm 4 hours away.I take the family down frequently, so we are getting a lot of use out of it when not rented.

But I guess my confusion is that I listen to all of the podcasts and wholesaling is discussed quite frequently.
