Your new buyer will be stepping into your shoes as the new buyer and has to follow the same terms you agree to with your seller, thus would need to see what those terms areFYI, since you will be providing a copy of your contract to your new buyer.

First, you learned some good lessons for the future:- Whenever you hire a contractor, get a COPY of his license, and have his insurance company fax you a copy of his liability and workmans comp insurance (make sure you get it straight from the insurance company)- Always have a contract for work to be done- Never pay ahead of the work that you're getting done unless you are extremely trustful of the contractor.

Housing market is pretty friendly (to seller) right now in our area (Central NH).I want to make sure Im asking the right price as well as offering a fair deal to the potential buyers- I have a copy of an LTO agreement from my attorney, but want to also solicit some "real world" opinions from those who may have done it already.Thanks in advance- really enjoy reading the comments on this site- learning a lot.Frank
