Phil you DONT have a transactional interest in a property if you do not personally have the money to close.. its just a scheme to circumvent the licensing laws.. that's all it is.. granted an occasional assignment.. but if your business model is to market tie up and flip contracts this equitable interest theory is just that a theory and promligated by guru's is NOT real.. but its up to the states to enforce the laws and some don't and in some areas of sub prime and very low value asset I don't think they ever will as its an unrepresented area of real estate and no one cares..

Occasionally they would screw a wall plate into the drywall providing the appearance it maybe was done correctly.My advice is a) yes, absolutely install coax & b) make sure you have something in the contract explicitly stating any holes they make in the wall will be repaired at their cost.

Occasionally I see people who invest in Tax Liens or you hear on the ratio 'Invest in government guaranteed tax foreclosures blah blah guaranteed 1,000,000% return on investment'.But I am interested in what/how people invest in this area.I know that if someone does not pay their local taxes the city can foreclose on them.
